Bob Maddox has been immersed in real estate since building his first “spec” home in 1963. In his over 50-year career, Bob has done it all— custom and spec home construction, sales & brokerage, land development, commercial development, hotels & resorts, floor plan design and interior decorating. Yet recently, he discovered (or uncovered) a real estate “niche” which he had never developed and apparently others have not appropriately identified.
A few years back, Bob observed an astounding trend from talking to would-be buyers. One-after-another, buyers repeatedly asked for the same product. Reluctantly he had to answer that not only did he not have any inventory of what they were seeking and was shocked to learn that literally no one else did either! In fact, it became a game to him; as new buyers entered his open houses he would tease them by saying, “I know just what you are looking for before you even tell me” and then proceeded to list off the description, floor plan and features of the house for which they were looking! Buyers would drop their jaw in amazement and exclaim, “Yes, please tell me where those are located!”
Always an identifier of trends, Bob began to investigate and soon his curiosity evolved into detailed due diligence. And thus, Spectacular Homes and the Rabbit Run, Rabbit Ridge and Lakes at Rabbit Run communities were created.

Nick is a CCIM Designee and board member of CCIM Oklahoma, a Certified Retail Property Executive (CRX) and a Certified Retail Real Estate Professional (CRRP) through the International Council of Shopping Centers (ICSC), has served as the Government Affairs Chair and currently serves as a Past President for the NAIOP Oklahoma Chapter. He was awarded the national Outstanding Chapter President for NAIOP Oklahoma in 2021
He earned his Bachelor of Arts in English at the University of Kansas, holds a Masters Degree in Real Estate from Georgetown University and is an adjunct professor at the University of Oklahoma teaching real estate fundamentals to students in the Gibbs College of Architecture studying Urban Design.
Kenny W Martin is a graduate from Kansas State University with a B.A. in Architecture, with 29 years of experience, the last 20 years as a sole proprietor in the Tulsa market and surrounding cities and states.
The majority of his work has been in custom home design, along with speculative home design, renovations and additions, as well as tenant improvement work and a few years of commercial in various professions and styles.
Kenny has a wealth of experience designing and creating great homes in the Central and Southwest United States. His work ranges from very small starter homes to very large multi-million dollar homes in every style imaginable, from Old world English to newer transitional, from Colonial to French Country or Mediterranean.
He has won several awards through the years in the Tulsa Parade of Homes and the Street of Dreams, Donated work to the Little Light House project in an award winning custom build, and designed many residential style business offices along the way!
